Terms of service

All bookings made with Villa Selena are subject to these Terms. We kindly ask that you take a moment to read them prior to making a booking.

These Terms may be amended at any time without prior notice. The version in force at the time your booking is confirmed governs that booking; amendments do not affect bookings already confirmed.

THE PROPERTY

Villa Selena is owned and operated by VILLA SELENA P.C., Babagiotou 1, 84100 Ermoupoli, Syros, Greece.

The property is licensed as furnished rooms for rent.

BOOKING AND PAYMENT POLICY

Flexible rate

  • A deposit of 30% of the total is due at the time of booking.
  • The deposit must be paid within 24 hours of booking, otherwise the booking may be cancelled without prior notice. No booking is treated as confirmed until the deposit has been received.
  • The remaining balance is to be settled up to 4 weeks prior to the arrival date. Where a booking is made less than 4 weeks before the arrival date, the full amount is due at the time of booking.
  • Refunds are made in accordance with the Cancellation Policy below.
  • Free re-scheduling may be offered at our discretion, subject to availability, and only for dates within the same year and season.

Non-refundable rate

  • Non-Refundable rates are special lower prices.
  • The booking cannot be modified, cancelled or refunded. Free re-scheduling may be offered at our discretion, subject to availability, and only for dates within the same year and season.
  • Payment terms vary by offer and are stated in your booking confirmation, which governs your booking. Unless your confirmation provides otherwise: a deposit is due at the time of booking and the remaining balance is due 4 weeks prior to the arrival date. Where a booking is made less than 4 weeks before the arrival date, the full amount is due at the time of booking.
  • If any amount is not paid when due, we may treat the booking as cancelled and retain all sums already paid.

All rates

  • All rates are quoted in EUROS and are inclusive of VAT and of all applicable taxes and statutory fees.
  • Special Offers must be requested at the time of booking, are subject to availability, and cannot be combined with any other discount or promotional offer.
  • All rates are subject to change without notice. Changes do not affect bookings already confirmed.

PAYMENT METHODS

All payments are in EUROS. We accept:

  • Bank transfer. Bank charges are borne by the Client.
  • Credit and debit card, Apple Pay and Google Pay, through a secure Nexi Hospitality payment link sent to you by email or message. No card surcharge is applied.

Where a refund is due under these Terms, it is issued to the original method of payment. Card refunds are processed by us promptly once agreed; the funds typically appear on the cardholder’s statement within 5 to 10 working days, depending on the issuing bank.

CANCELLATION POLICY — FLEXIBLE RATE ONLY

This section applies only to bookings made on the Flexible Rate. Bookings made on the Non-Refundable Rate cannot be modified, cancelled or refunded, as set out above.

We kindly ask our guests to inform us as soon as possible of any modification or cancellation of their booking.

  • Full refund, less a non-refundable administration fee of €35: cancelled more than 4 weeks before the arrival date.
  • 50% refund: cancelled between 2 and 4 weeks before the arrival date.
  • No refund: cancelled less than 2 weeks before the arrival date.
  • No-show: where a guest does not arrive and has not cancelled, 100% of the total booking value is retained.

RENTAL PERIOD

  • A minimum stay of two nights applies to all bookings.
  • Check-in any time after 15:00. Check-out by 11:00.
  • Earlier arrival or later departure must be agreed in advance. Both are subject to availability and must be coordinated with the arrivals and departures of other guests around your stay.

OCCUPANCY, GUEST DECLARATION AND EXTRA GUESTS

Rates are per room per night for two (2) guests and are subject to availability. We are a licensed property and each room has a maximum head count, described on the room’s page on our website.

  • The number of guests must be declared in full at the time of booking. Children of any age count towards the maximum occupancy of the room.
  • The age of every child must be stated at the time of booking.
  • The number of guests, and the age of any child, is set out in your booking confirmation. If the confirmation does not describe your party correctly, please notify us before arrival.
  • Unannounced additional guests will not be accepted. Guests who arrive in greater numbers than stated on the booking confirmation, or with a child whose age has not been declared, may be refused accommodation, and no refund is due in that event.

CHILDREN

Villa Selena is a quiet property housed in a 19th-century mansion with staircases, balconies and terraces shared by all guests. The majority of our guests are couples and honeymooners travelling for rest and privacy, and we offer no children’s facilities.

  • Children aged 5 years and over are welcome.
  • We are unable to accommodate children under 5 years of age.
  • We do not provide cots or extra beds, and children may not share a bed with their parents. Every guest, including every child, occupies a bed of their own.
  • Children count as guests for the purposes of occupancy and are charged at the applicable rate for the room. We do not offer free accommodation for children of any age.
  • Children must be declared at the time of booking, together with their age, as set out under Occupancy above. A booking that includes a child under 5 years of age, or in which a child’s age has not been correctly declared, may be cancelled by us or refused at check-in, and no refund is due in that event.
  • All children staying at Villa Selena must be accompanied and supervised by an adult at all times, for their own safety as well as for the respectful enjoyment of others.

GUEST CONDUCT

Guests are requested to conduct themselves appropriately at all times and to comply with the property’s procedures and requests with regard to conduct and respect for the mansion, its employees and its guests, and their health and safety. Guests are requested not to disrupt the comfort and enjoyment of other guests, the smooth running of the mansion, or to cause offence to other guests or members of our staff.

We reserve the right to refuse accommodation or services, or to remove guests and members of their party from the property, if in our reasonable opinion we consider this provision to have been breached. Where this is the case, we shall have no obligation to refund them for lost accommodation, other services, or any other loss or expense incurred.

QUIET HOURS

Quiet hours are observed daily from 15:00 to 17:30 and from 23:00 to 07:00, in line with local regulations. During these hours guests are asked to keep noise to a minimum in rooms, corridors, staircases, balconies, terraces and all shared areas. This applies to noise from any source. Repeated disturbance during quiet hours constitutes a breach of the Guest Conduct provision above.

ROOM CHANGES

In the unlikely event that the room booked becomes unavailable, we reserve the right to accommodate you in a room of the same or a higher category, or, where that is not possible, to cancel the booking and refund all sums paid in full. Our liability in such circumstances is limited to the refund of the sums paid to us.

ANIMALS AND PETS

Well-behaved dogs are welcome at Villa Selena, provided they do not disturb other guests. Dogs must be declared at the time of booking and must be kept under control and supervised at all times in all shared indoor and outdoor areas. Dogs may not be left unattended in the room at any time, and may not be allowed onto beds, sofas or other furniture. One dog per room is permitted. Where a dog disturbs other guests, the Guest Conduct provision above applies. Animals other than dogs are not permitted.

SMOKING

Villa Selena is a non-smoking property. Smoking indoors is a breach of these Terms.

PRIVACY OF STAY

Whilst all rooms have access to the common indoor and outdoor spaces, they do not offer complete outdoor seclusion, since Villa Selena is a 19th-century building with staircases, balconies and terraces accessible to all guests. After all, enjoying the ambience of a neoclassical mansion is what we wish for all our guests.

LOCATION ACCESS

The location is not suitable for wheelchairs or for guests with serious mobility difficulties.

PERSONAL INFORMATION

All personal information stored and used by us is processed in accordance with our Privacy Policy.

COOKIES

Our use of cookies on this website is described in our Cookies Policy.

FORCE MAJEURE

Villa Selena accepts no liability and will pay no compensation where the performance of its obligations is prevented or affected, directly or indirectly, by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire, or failure of electric power, water or other utility services, plant, machinery, computers, vehicles, or any collapse of building structures.

LIMITATION OF LIABILITY

Guests are responsible throughout their stay for the safekeeping of their personal belongings, valuables and money. Villa Selena accepts no liability for loss, destruction or damage, except in the case of intent or gross negligence. Guests are strongly advised to lock valuables in their room safe on arrival. Villa Selena is exempt from liability where the loss or damage is sustained through the negligence of the customer or of other persons residing with or visiting the customer. Villa Selena is also not liable where damage, destruction or loss is due to force majeure, such as earthquake or fire, or to any cause of an extraordinary nature. Villa Selena is entitled to refuse the safekeeping of items of exceptional value.

GOVERNING LAW AND JURISDICTION

These Terms, the booking contract and any non-contractual obligations arising in connection with them are governed by Greek law. Nothing in these Terms affects the statutory rights of consumers under Greek and European Union law.
